Boundary Surveys*
*Boundary surveys are performed in accordance
with the Chapter 90 Technical Standards adopted by the Maine Board
of Licensure for Professional Land Surveyors.
A Boundary Survey involves the process of identifying and reporting
the location of the boundary lines of a parcel of land. It will
identify any existing encroachments, which is the use of a parcel of
land by an individual other than the owner without a recorded
right to do so. It will also identify and locate any easements that
may burden the subject property, such as a driveway easement over
the subject property that serves a neighboring property, or that may
be appurtenant to or benefit the subject property, such as a utility
line over another property which provides power to the subject
parcel.
A boundary survey begins with research of property deeds of both the
subject property and abutting properties. Then field crews perform
reconnaissance for physical evidence of the property boundaries and
precisely locate the evidence found. When field location has been
completed the data is brought back to the office for preliminary
drafting and calculations and analysis. Once a picture begins to
form we analyze the data to identify and authenticate evidence and
monuments found on the ground in reference to deed calls.
Boundary surveys can only be conducted by Professional Land
Surveyors (PLS) holding a license issued from the state in which
they are practicing. As you have seen, they are also required to
play the roles of archaeologists, detectives, scientists, and
mathematicians. Occasionally they serve as expert witnesses in land
dispute cases.
